Section 01Why 35 Hudson Yards — And How It Compares

The Hudson Yards and Midtown West corridor has become one of the most active luxury condo markets in Manhattan. 15 Hudson Yards, The Cortland, and Waterline Square are all strong competitors — each with real merits. But 35 Hudson Yards occupies a category of its own, and understanding why requires a direct comparison across the dimensions that matter most to sophisticated buyers.

Height and views. At 1,010 feet and 92 stories, 35 Hudson Yards is the tallest residential building in the Hudson Yards development and the fifth-tallest apartment building in New York City. Residences begin on the 53rd floor, which means even the lowest unit sits higher than the rooflines of most surrounding buildings. By contrast, 15 Hudson Yards rises to 914 feet with residences starting lower in the tower, and The Cortland at 555 West 22nd Street is just 25 stories. Waterline Square on the Upper West Side tops out at roughly 38 stories. If unobstructed Hudson River panoramas from every single residence is a priority, 35 Hudson Yards is unmatched in this corridor.

Exclusivity. With only 143 residences, 35 Hudson Yards offers a level of intimacy that is remarkable for a supertall. 15 Hudson Yards has 285 units — nearly double — while Waterline Square’s three-tower complex contains over 1,100 units across condos and rentals. The Cortland is closest in scale at 144 homes, but it lacks the vertical separation and hotel-integrated services that define 35 Hudson Yards. Fewer residents at this height means genuinely private living — you are not sharing amenities with hundreds of neighbors. If you’re evaluating new development condos across NYC, this unit count relative to building scale is a critical differentiator.

The Equinox ecosystem. No other residential building in New York is vertically integrated with an Equinox Hotel. Residents of 35 Hudson Yards receive a complimentary two-year membership to the 60,000-square-foot Equinox Club and Spa, plus access to Equinox Hotel services including in-residence dining, housekeeping, and spa treatments on demand. 15 Hudson Yards has excellent amenities (including a pool and 40,000 square feet of lifestyle spaces), but it doesn’t have a full-service luxury hotel operating beneath it. The Cortland offers a 20,000-square-foot amenity suite by Olson Kundig, and Waterline Square has the impressive 100,000-square-foot Waterline Club — but neither provides hotel-caliber service integration.

Architecture and materials. Designed by David Childs of Skidmore, Owings & Merrill — the same architect behind One World Trade Center — 35 Hudson Yards is clad in Jura limestone from the Kaldorf quarry in Bavaria. This is not a glass curtain wall tower. The limestone façade gives the building a permanence and gravitas that distinguishes it from every glass-and-steel neighbor. 15 Hudson Yards, designed by Diller Scofidio + Renfro, is architecturally striking but uses a different visual language. The Cortland, by Robert A.M. Stern Architects, features handmade brick — beautiful, but a different aesthetic entirely. Waterline Square’s three towers by Richard Meier, Kohn Pedersen Fox, and Rafael Viñoly offer architectural variety but not the singular material statement of Bavarian limestone.

Developer. Related Companies and Oxford Properties Group are the developers behind 35 Hudson Yards — the same team that masterminded the entire Hudson Yards development, the largest private real estate venture in American history. Related also developed 15 Hudson Yards and The Cortland, but 35 Hudson Yards represents the pinnacle of their portfolio: the tallest, the most exclusive, and the only one with an integrated luxury hotel. Section 02The Residences — Starting at the 53rd Floor

Every one of the 143 residences at 35 Hudson Yards begins above the 53rd floor, which means you are living above most of Manhattan before your front door even opens. Units range from two to six bedrooms, with sizes spanning 1,500 to over 10,000 square feet. The interiors were designed by Tony Ingrao of Ingrao Inc., one of the most respected names in high-end residential design.

The interiors at 35 Hudson Yards, designed by Tony Ingrao, emphasize natural light, clean lines, and expansive open-plan living.

Floor-to-ceiling windows are standard throughout, opening onto panoramic views of the Hudson River, the Manhattan skyline, and the Statue of Liberty. The western exposures are particularly dramatic — unobstructed water views that stretch to the horizon. Ceiling heights are generous, and the layouts are designed to maximize the sense of space and light that the tower’s height provides.

Kitchens were designed in collaboration with Smallbone of Devizes, the British cabinetmaker known for bespoke craftsmanship. Countertops are Iceberg Quartzite, and appliances are fully integrated from Gaggenau and Miele. Bathrooms feature radiant heated floors, custom vanities, and freestanding soaking tubs in select units. The material palette throughout is warm, natural, and deliberately understated — limestone, oak, quartzite, and bronze accents.

The penthouses are genuinely extraordinary. The highest-priced sale to date was a seven-bedroom penthouse that closed for $28.6 million in April 2025. At that level, you are purchasing one of the most elevated private residences in the Western Hemisphere.

Section 03Amenities — Where Residential Meets Hotel

The amenity program at 35 Hudson Yards operates on two tiers: the 22,000 square feet of private residential amenities exclusive to condo owners, and the Equinox Hotel and Club services available through the building’s unique integration. Combined, this creates an amenity ecosystem that no purely residential building can match.

The private residential amenities, designed by Tony Ingrao, include a residents-only fitness center with stretching and yoga studio, a serene meditation room, a business center and boardroom, an elegant cocktail lounge and bar, a screening room with wet bar, a golf simulator lounge, and a grand terrace with private dining room and catering services overlooking the Hudson River.

Through the Equinox integration, residents receive a complimentary two-year membership to the 60,000-square-foot Equinox Club, which includes an E by Equinox boutique fitness experience, the full Equinox Spa with treatment rooms, and SoulCycle. Additionally, residents can access Equinox Hotel services — including in-residence dining, housekeeping, and concierge — on a pay-per-use basis.

💡 The Equinox Advantage

35 Hudson Yards is the only condominium in New York City where residents have direct access to Equinox Hotel-level services without leaving their building. This includes 24/7 room service from the hotel kitchen, spa treatments in your residence, and the full Equinox fitness ecosystem — effectively giving condo owners the lifestyle of a five-star hotel guest, permanently. In late 2025, Mori Trust acquired the hotel and club floors for $540 million, ensuring continued institutional investment in the building’s service infrastructure.

The building also features 24-hour doorman and concierge, valet parking, and ground-floor retail that connects residents to the broader Hudson Yards ecosystem — including The Shops at Hudson Yards, numerous restaurants, and direct High Line access. Section 04The Location — The Center of Hudson Yards

35 Hudson Yards sits at the heart of the Hudson Yards development, Manhattan’s most ambitious mixed-use neighborhood. The building’s address at 500 West 33rd Street places it within steps of the High Line, Hudson River Park, The Shed cultural center, and The Shops at Hudson Yards — a 720,000-square-foot retail destination anchored by Neiman Marcus.

The neighborhood has matured dramatically since the development opened. Michelin-starred restaurants and high-profile dining destinations line the district. The Edge observation deck at 30 Hudson Yards draws visitors, but the residential enclave around 35 Hudson Yards maintains a quieter, more refined atmosphere. The Hudson River waterfront esplanade provides a continuous green corridor for running, cycling, and walking.

Transit is excellent. The 7 train at 34th Street–Hudson Yards provides a direct link to Times Square and Grand Central in minutes. The A/C/E trains at 34th Street–Penn Station are a short walk east, offering access to virtually every subway line. The West Side Highway is immediately accessible for drivers, and proximity to the Lincoln Tunnel makes New Jersey and airport connections straightforward.

Section 05Market Data & Pricing

35 Hudson Yards has established itself as one of the top-performing luxury condo buildings on Manhattan’s West Side. Here’s where the market stands:

$2,340 Avg Price / Sq Ft
(Current Listings) $2,377 Avg Price / Sq Ft
(Recent Sales) $28.6M Highest Recent
Sale (2025)
Unit Bedrooms Size Price
Penthouse (Recent Sale) 7 BD ~10,000 sq ft $28,600,000
Unit 8101 (Active) 4 BD / 4.5 BA ~4,200 sq ft $13,900,000
Unit 7302 (Active) 4 BD / 4.5 BA ~3,800 sq ft $9,995,000
Unit 6101 (Active) 3 BD / 3.5 BA ~2,400 sq ft $4,950,000

The building’s overall price range spans from approximately $4.35 million to $28.6 million, with two-bedroom units starting around $5 million and penthouses commanding north of $20 million. The price per square foot has remained consistent, averaging between $2,300 and $2,400 across both active listings and closed sales — a sign of pricing stability in a market that has seen volatility elsewhere.

Section 06Who Is 35 Hudson Yards For?

In my experience, 35 Hudson Yards attracts buyers who want the highest-caliber product in a modern, fully serviced environment — without the Billionaires’ Row premium. The typical buyer here values:

  • Hotel-caliber service at home — they want Equinox-level fitness, spa, and dining without leaving the building.
  • Elevation and views over everything — starting at the 53rd floor, there is no “low floor” at 35 Hudson Yards.
  • Material permanence — the Jura limestone façade signals a building built for decades, not trends.
  • A functioning neighborhood — unlike some supertall locations, Hudson Yards has restaurants, retail, parks, and transit at street level.
  • Relative value — at $2,300–$2,400 per square foot, 35 Hudson Yards delivers a supertall experience at roughly 30–40% less than comparable Billionaires’ Row addresses.

Buyers here tend to be finance professionals, international investors, corporate executives relocating to New York, and pied-à-terre buyers who want maximum service with minimum maintenance. Section 07The Bottom Line

35 Hudson Yards is not just another luxury condo tower. It is the tallest residential building in Hudson Yards, the only condominium in New York sitting atop an Equinox Hotel, and one of the few supertalls clad entirely in natural limestone. David Childs and SOM designed it to anchor the western edge of the Hudson Yards development — and it does exactly that.

The market data supports the thesis. Pricing is consistent. The penthouse tier has traded at historic levels. The Equinox integration provides a service layer that most buildings cannot replicate. And with Related Companies and Oxford Properties (now joined by Mori Trust on the hotel side) as institutional stewards, the building’s long-term management is backed by some of the most capitalized operators in global real estate.

If you want supertall views, hotel-caliber amenities, and a building designed to age with the permanence of stone rather than the sheen of glass, 35 Hudson Yards belongs on your shortlist.
